When we join a new project it is important to analyze the property, the operation and the budget. Once the analysis has been carried out, the main elements that accept improvements in both cost and operation are identified.
In the case of Mareas Mall, a shopping center in Río Hato at the entrance to Buenaventura, which we began to manage in the last third of 2018, the optimization plan contemplates adjustments in two critical points, energy and operation.
These are typically fixed expenses where an adjustment results in greater economic benefits, but they must be done in a rational way that does not affect the proper functioning of the building.
At Mareas Mall we identified good possibilities in reducing electricity consumption by readjusting and reprogramming lighting, with a decrease in expected consumption of 20%. This is a short-term intervention, which will pay for itself in less than a year.
In addition, taking advantage of the location of the shopping center and the availability of well-oriented roofs, a photovoltaic generation system will be installed to cover energy needs and reduce the annual economic impact, at least another 15%.
Regarding the optimization of the operation, certain daily objectives have been redefined in the services covered by our own personnel, such as in gardening and in the small maintenance tasks of the facilities, which we hope will lead to savings of 10%.
